From Greater Noida to Agra: Why We Believe the Yamuna Expressway Corridor Is UP's Next Big Story

Ask most people in Delhi or Gurugram where Greater Noida ends, and they will point somewhere around Pari Chowk, or maybe the Yamuna Expressway toll plaza if they know the area well. We think that is the wrong way to look at this region, and the state government's own planning documents back us up.

A corridor, not a city

The Yamuna Expressway Industrial Development Authority, YEIDA, does not plan in terms of a single city. Its Master Plan 2031 covers 3,352 square kilometres spread across six districts: Gautam Budh Nagar, Bulandshahr, Agra, Aligarh, Mathura and Hathras. That is not a footnote. That is the entire premise of how this belt is being developed, as one continuous corridor running from the edge of Greater Noida all the way down to Agra.

Phase II of that plan, covering 2,593 square kilometres across Mathura, Agra, Aligarh and Hathras, has already received state government approval. Detailed project reports are now underway for a heritage city and a logistics park spread across these four districts. Read that again: a heritage city is being planned inside the same master plan document that governs how Greater Noida itself grows.

Why this matters if you are buying in Greater Noida today

A lot of buyers treat Greater Noida as a standalone destination, weighed only against Noida or Ghaziabad on price per square foot. That comparison matters, we have written about it in detail, but it misses the bigger picture.

Every kilometre of highway, every industrial node, every YEIDA board decision that lands in Greater Noida is part of a plan that also touches Agra, Mathura and Aligarh. When YEIDA approved a Taiwan City and a dedicated medical device park at its 92nd board meeting, that was not an isolated Greater Noida announcement, it was one more piece of a corridor strategy that treats Gautam Budh Nagar and Agra as two ends of the same pipeline. The connectivity backbone tying it together, the expressways and highways expanding around Greater Noida, is being built to move people and goods along that entire stretch, not just within one district.

The heritage city angle nobody is talking about enough

Most investment conversations about YEIDA's Phase II focus on the logistics park, and fairly so, industrial and warehousing demand along this corridor has been strong. But the heritage city planned for the Agra side deserves more attention than it gets. Agra draws millions of tourists every year on the strength of one monument. A planned heritage city integrated into the same expressway corridor that already runs through Greater Noida is a tourism and hospitality opportunity that very few people are pricing in yet, because very few people are looking at this region as one corridor instead of six separate districts.
