Every few months this question shows up in every NCR Facebook group and every WhatsApp forward. Noida or Greater Noida or Ghaziabad, where should you actually put your money in 2026? We work across this entire belt every single day, from Sector 150 to the Yamuna Expressway to Modi Nagar, so let's settle this with numbers instead of vibes.

The price tag, straight up

As of August 2026, here is what the three markets actually cost per square foot on an asking basis.

Noida is running at an average of ₹11,750 per square foot, down 4.69% from a year ago. The Noida Expressway belt alone commands ₹12,650 per square foot while Central Noida sits closer to ₹10,900.

Greater Noida averages ₹8,100 per square foot, down a sharper 9.36% year on year. But that headline number hides a split story. Greater Noida West is holding at ₹8,350 while the Yamuna Expressway stretch, the one running toward the new international airport, is actually up 5.13% to ₹9,700 per square foot. Greater Noida East trails at ₹8,000.

Ghaziabad comes in cheapest at ₹7,650 per square foot, nearly flat at -1.18% year on year. Within Ghaziabad, Modi Nagar is the standout, up 14.17% to ₹8,300, while Loni has fallen off a cliff, down 34.7% to just ₹3,400.

Read those numbers again. The cheapest submarket per square foot right now is not some far flung Greater Noida sector, it's Loni in Ghaziabad, and it's cheap for a reason: infrastructure gaps, weaker civic services and slower absorption. Price alone never tells you where to buy. Price plus what's coming does.

What's actually coming to each city

Ghaziabad already has something Greater Noida and most of Noida do not: live RRTS. Namo Bharat trains are running through Ghaziabad and Guldhar stations today, part of the Delhi Meerut corridor, cutting a commute that used to eat two hours down to a fraction of that.

But Noida and Greater Noida are catching up fast. A ₹15,000 crore RRTS corridor is now being fast tracked to connect Gurugram and Faridabad with Noida and Greater Noida, a project state leadership has publicly pushed to accelerate. Layer that on top of what Greater Noida has already locked in this year, from the YEIDA push around Taiwan City and a medical device park to a steady pipeline of new project launches near Sector 150, and the direction this corridor is heading becomes obvious.

The airport factor nobody else has

This is the one variable that breaks the comparison wide open. Noida does not have an international airport inside its boundary. Ghaziabad does not either. Greater Noida, through the Yamuna Expressway stretch and the wider YEIDA region, sits right next to Noida International Airport at Jewar, and that proximity is exactly why Yamuna Expressway pricing is the only segment among all three cities showing positive growth this year.

So which one actually makes sense

If you want a mature, fully built city with established infrastructure and are willing to pay a premium for it, Noida Central or Noida Expressway is your answer. But you are buying into a market where prices have already run and are now correcting.

If you want exposure to the biggest infrastructure story in the NCR right now, the airport, the expressway, the industrial corridor, Greater Noida and specifically the Yamuna Expressway belt is where the money is actually moving. That's not opinion, it's the only submarket in this entire comparison posting a price gain.

If budget is the only constraint and you can be patient, Ghaziabad's stronger micromarkets like Modi Nagar are worth a serious look. But treat Loni's crash as a warning, not a bargain, until you understand exactly why it fell that far.
