New Projects in Greater Noida and Noida, October 2026: Gaur Alaris, Estate 105 and 4 More to Track

"Pre-launch, sir. Only 12 units left." You have heard it. So have we, about projects that did not even have a RERA number yet.

That is why we built this tracker. It lists the new projects in Greater Noida and Noida that people are actually searching for this month, and sorts them by what is real today: launched with a RERA number, land bought but not launched, or still at the expression of interest stage. Some of these we work on. Some we do not. We have marked which is which.

How to read this tracker

Every project gets one of four status tags:

• Launched, RERA listed: a RERA number has been published by the developer or in reports.
• Pre-launch, RERA pending: the developer is taking interest, but registration is not done.
• Land acquired: a developer has bought land and announced a plan. No product yet.
• Coming soon: announced, details awaited.

Prices, sizes and RERA numbers come only from developer announcements, published reports or our own project pages. If a detail is missing, it is because we could not verify it.

1. Gaur Alaris, Sector 22D, Yamuna Expressway

Status: Launched, RERA listed. Not a project we list.

This is the most searched new launch on the Yamuna Expressway right now. Google Keyword Planner shows about 1,300 searches a month in India for "gaur alaris".

What the launch reports say:

• Launched in early August 2026 by Gaurs Group, according to Construction Facilitator (4 August) and NoBroker News (5 August, citing Hindustan Times).
• 11.8 acres with about 1,088 apartments of 1,500 to 2,000 sq ft.
• Starting price ₹1.32 crore.
• Eight towers of up to 34 storeys, with expected possession on 9 June 2031, per NoBroker News.
• RERA number UPRERAPRJ950965/07/2026, per NoBroker News.
• Expected sales realisation of ₹1,900 crore, a clubhouse of over 1 lakh sq ft, 65 plus amenities and eight acres of landscaped greens, per Construction Facilitator.
• About 15 to 16 km from the Noida International Airport, per NoBroker News.

Our take: a big, well located launch from a builder that has delivered a lot in this belt. The trade off is time. June 2031 is close to five years away. If you want Sector 22D sooner, compare it with Eldeco Echoes of Eden, a smaller 5 acre, 3 tower project in the same sector, listed from ₹1.16 crore to ₹2.2 crore with RERA number UPRERAPRJ125342.

2. Max Estates Estate 105, Sector 105, Noida

Status: Launched, RERA listed. Not a project we list.

About 590 searches a month for "max estate 105" in Google Keyword Planner.

• Max Estates' own newsroom lists the RERA number as UPRERAPRJ529777/03/2026 and describes Estate 105 as a "movement-first residential community".
• The company puts the first phase gross development value at ₹3,000 crore, on a planned development of about 10.33 acres.
• Biginfo reported the first phase at 270 homes in two towers.

Our take: this is a Noida Expressway luxury launch, not a Greater Noida budget play. It matters to Greater Noida buyers mainly as a price reference point for where top end Noida is heading.

3. Godrej DMIC Greater Noida

Status: Coming soon. Listed by us for early registrations.

• Our Godrej DMIC Greater Noida project page describes a 23.2 acre residential land parcel acquired by Godrej Properties through a competitive e-auction in June 2026, with an estimated revenue potential of over ₹7,000 crore.
• It sits inside a planned 750 acre township developed jointly by DMICDC and the Greater Noida Authority, per our page.
• Configuration, pricing and RERA registration are still to be announced.

One industry report suggested a launch in 2027. Godrej has not announced a date, so treat any date you hear as a guess.

Our take: worth registering interest if you want a Godrej address in Greater Noida, but do not pay anything until a RERA number is published.

4. Puravankara's first Greater Noida project

Status: Land acquired. No launch yet.

This is the freshest news on the list. Outlook Business reported on 22 September 2026 that Bengaluru based Puravankara has acquired 13.44 acres in Greater Noida for a reported ₹340 crore, with an estimated saleable area of 4.57 million sq ft and a projected revenue of about ₹5,200 crore. The report said the exact location within Greater Noida was not disclosed. It is the developer's first entry into Delhi NCR.

Our take: a south Indian developer choosing Greater Noida for its first NCR project is a vote of confidence in the city. There is nothing to buy yet. Anyone offering "Puravankara Greater Noida booking" today is ahead of the developer.

5. Hero Homes Sector MU, Greater Noida

Status: Pre-launch, RERA pending. Listed by us.

Our Hero Homes Sector MU page describes:

• Hero Realty's first Greater Noida address, on 4.7 acres across 3 towers with 550 units.
• 3 BHK homes of 1,650, 1,850 and 2,200 sq ft, with only 6 apartments per floor.
• A location at the junction of the FNG Expressway, the Noida Greater Noida Expressway and the Yamuna Expressway, about 25 minutes from the airport per the page.
• Price on request at the EOI stage, with RERA registration pending.

Our take: strong brand and location. At EOI stage, keep any interest amount small and refundable in writing until RERA is issued.

6. Godrej Crown Residences, Godrej Golf Links

Status: Launched, RERA listed. Listed by us.

Not brand new, but still the launch we get asked about most in Greater Noida's luxury segment. Our Godrej Crown Residences page lists 3 and 4 BHK golf facing residences from ₹2.85 crore to ₹5.75 crore, with RERA number UPRERAPRJ16712. It describes this as the final residential phase in the 100 acre Godrej Golf Links township, with only 290 residences. Our Godrej Golf Links Q&A answers the common questions.

Five checks before you book new projects in Greater Noida

1. Find the RERA number yourself on the UP RERA website. Do not accept a screenshot.
2. Match the RERA details to the brochure: land area, towers, units and possession date.
3. Read the possession date as a minimum, not a promise. Ask how the builder's last three projects did on time.
4. Never pay a large amount at EOI stage. Get refund terms in writing.
