The data story: why prices range so widely
Divide the headline price by the listed size and you get:
- Sobha Rivana: ₹2.70 Cr for 1,752 sq ft super built-up, about ₹15,411 per sq ft. At the top end, ₹4.04 Cr for 2,715 sq ft is about ₹14,880 per sq ft.
- Elegant Amara Residences: ₹1.29 Cr for about 1,850 sq ft, about ₹6,973 per sq ft.
Two caveats before anyone shares these numbers on WhatsApp. First, the area bases may differ. Sobha's size is stated as super built-up; Elegant Amara's page lists an approximate size without saying which measure. Second, these are indicative prices, not final deals.
Even so, the spread tells you something true about Greater Noida West today. It is no longer one market. It is at least two:
- A branded, low-density, large-format segment. Sobha Rivana pitches 80% open space, a 35,000 sq ft clubhouse and 3 and 4 BHK homes up to 2,715 sq ft, per our page. This is a buyer who might otherwise have looked at the Noida Expressway.
- A value segment of compact 3 BHK homes. Boutique projects like Elegant Amara, with one tower on about 1.5 acres, serve families who want a new 3 BHK in Greater Noida West at a far lower ticket size.
Neither is "better". They are different products for different families, and you should compare within a segment, not across it.
Reading the completion dates honestly
Every residential launch in the tracker declares completion between September 2029 and February 2031. If you book today, you are signing up for roughly three to four and a half years of waiting.
