Commercial Property in Greater Noida: 11 Checks Before You Buy a Shop

A shop is the easiest property to fall in love with and the hardest one to fix after you buy. Wrong floor, wrong frontage, wrong side of the road, and no amount of discount will bring the footfall back.

Commercial property in Greater Noida is having a moment. Sectors Alpha 2, Delta 1, Delta 2, Knowledge Park V, Ecotech 12 and Techzone 7 are all seeing new retail blocks with shops on the ground and studios or offices above. Several are on our own list.

That is exactly why we wrote this checklist. Use it on any project, including ours.

Here is a snapshot of retail projects on our list, with details as they appear on our project pages. Prices are indicative and change often.

Now the checklist.

The 11 point checklist before you buy commercial property in Greater Noida

1. Match the RERA registration, line by line

Search the RERA number on the UP RERA portal (up-rera.in). Check that the promoter name, project name, plot number and declared completion date match the brochure. If a project has two phases, as SVG Town Square does, make sure your unit is in the phase you think it is.

2. Know whose land it is

Many commercial plots in Greater Noida are allotted on lease by the Greater Noida Authority, and project pages usually show them with a plot code in a sector, such as SLC-3/1 in Alpha 2 or C-8 in Delta 1. Some projects sit on private land identified by khasra number, as KDMG Central Plaza's page shows. Both can be legitimate, but the documents differ. Ask for the allotment and lease deed in one case, and the title chain and approved building plan in the other.

3. Compare on carpet area, not super area

Retail units are often sold on super area. A 400 sq ft shop on paper can have a much smaller selling floor. Ask for carpet area in writing and work out the price per sq ft of carpet. That is the only fair comparison between two projects.

4. Ground floor frontage beats everything

Ask to see your exact unit on the floor plan. Is it on the main road face, an inner corridor, or the back? Is it on the ground floor or upper floors? In our experience, location within the building matters as much as the building's location.

5. Count the competing shops in the same building

KB West Walk's page describes about 1,330 units in a single commercial block on about 2.97 acres. Large blocks can create a busy destination, but they also mean many shops chasing the same customers. Ask how many shops are on your floor and what mix of brands the developer is targeting.

6. Identify the catchment, by name

Who will walk in? KB West Walk's page describes it as built for the Noida Extension housing catchment near Ek Murti Chowk. Avora KB Central's page lists GIMS Hospital about 1.1 km away. SVG Golf Avenue sits right off the Noida Greater Noida Expressway. A named catchment is a reason to buy. "Upcoming area" is not.

7. Read the completion date as a cost

Four of the six projects above declare completion between 2029 and 2031. Until then, a shop earns nothing. Factor that waiting time into any return you calculate.

8. Budget for GST correctly

According to HomeFirst, under-construction commercial property attracts GST at 12% with input tax credit, while property bought after the completion or occupancy certificate is outside GST. On an ₹80 lakh shop, 12% is ₹9.6 lakh. Ask whether the quoted price includes it.

9. Check stamp duty and the circle rate

Stamp duty in UP is charged on the higher of the deal value and the circle rate. Commercial circle rates are usually different from residential ones. Our guide to circle rates, stamp duty and registry costs explains how to check.

10. Get any "assured return" in the registered agreement

Some retail projects advertise assured returns or lease guarantees. Ask: who pays it, for how long, from which account, and what happens if payments stop? If the promise is not in the registered agreement, treat it as marketing, not income.

11. Ask about maintenance, parking and exit

Find out the monthly maintenance per sq ft, whether parking is shared or allotted, and how easy resale has been in similar completed buildings nearby. Avora KB Central's page, for example, lists multi-level parking among its amenities. Parking is what decides whether customers stop at all.

When a shop makes more sense than a studio

If you want rental income, a well-placed ground floor shop with a named catchment often makes more sense than an upper-floor studio. We explain why in our opinion piece on studio apartments in Greater Noida. For a broader view of which zones have demand, see the best areas to buy property in Greater Noida. Frequently asked questions

What is the price of commercial property in Greater Noida?

On our current list, new retail shops are indicatively priced from about ₹44.75 lakh to over ₹1 Cr, depending on size, floor and location. Always check the latest price sheet and whether GST is included.

How do I check if a commercial project in Greater Noida is genuine?

Search its RERA number on up-rera.in, match the promoter, project and plot details, and verify the land documents: an authority lease deed for authority plots, or the title chain and approved plan for private land.

What is the GST on a shop in Greater Noida?

HomeFirst puts GST on under-construction commercial property at 12% with input tax credit. Property bought after the completion or occupancy certificate is outside GST.

Usually, for retail. Ground floor units with road frontage get walk-in customers. Upper floors depend on destination tenants such as gyms, clinics or offices.

Are assured return shops in Greater Noida safe?

Only as safe as the agreement. Make sure the return is written into the registered agreement and understand who pays it and what happens if payments stop.
