Every week someone calls us after already signing a booking amount cheque, saying something feels off. And when we dig into it, the answer is almost always the same. They did not ask the right questions before committing.

Buying property is not like buying a phone or a car where you can return it if something goes wrong. In real estate, mistakes are expensive and sometimes irreversible. The questions below are what we ask on behalf of our clients before recommending any project. If a developer or broker cannot answer all of these cleanly, walk away.

Question 1: Is This Project RERA Registered and What Is the RERA Number?

This is non-negotiable. Always start here.

RERA registration means the project is filed with the Uttar Pradesh Real Estate Regulatory Authority. It means the land title has been verified, the building plan is approved, and the builder has declared the project financials publicly. You can look up any RERA number on the UP RERA website and see the actual status of the project yourself.

If a salesperson gives you the number but seems reluctant for you to check it, check it anyway. And if they say "RERA is in process," treat that the same as a no until it actually comes through.

Question 2: Who Is the Developer and What Is Their Track Record in Noida?

Reputation matters enormously in this business. A builder with a strong track record of delivering projects on time in the Noida and Greater Noida market is worth paying a small premium for.

Ask specifically: how many projects have they delivered in this region? Are there residents living in their completed projects you can speak to? Have they faced RERA complaints or court cases from previous buyers?

You can check RERA complaint records online. It takes five minutes and can save you years of grief.

Question 3: What Is the Exact Carpet Area and What Does the Price Per Square Foot Actually Cover?

Builders advertise super built-up area. But what you actually live in is the carpet area, which is typically 70 to 75 percent of the super built-up area figure they quote.

So if someone is selling you a "1200 square foot" apartment, ask: what is the carpet area? If it is 840 square feet, that is the actual size of your home. Price per square foot should be calculated on carpet area if you want to compare properties honestly.

Also ask what the floor rise charges are if you want a higher floor, what the parking charges are, and what the PLC (Preferential Location Charges) are for corner units or park-facing units. These add-ons can quietly inflate your total cost by 8 to 15 percent above the advertised base price.

Question 4: What Is the Possession Date and Is It Written in the Allotment Letter?

Verbal possession commitments mean nothing. The legally binding possession date is what is written in your allotment letter or buyer-builder agreement.

Check if the possession date is realistic given the current stage of construction. If a project is at the foundation stage and the salesperson says possession in 12 months, that is a red flag. Standard construction timelines for a mid-rise tower are 24 to 36 months from ground breaking. Also check: does the RERA filing show the same possession date that the salesperson is quoting? Discrepancies here are worth probing.

Question 5: What Are the Maintenance Charges and Who Manages the Society After Possession?

This one catches a lot of buyers off guard after they move in.

Ask what the maintenance charges will be per square foot per month. Ask whether the builder maintains the society or if it gets handed over to a residents' welfare association. Ask when that handover happens. And ask to see what the maintenance covers, whether it includes parking, generators, swimming pool, gym, landscaping.

A flat that looks affordable on the sale price can become expensive if the monthly maintenance is significantly higher than comparable societies in the area.

Question 6: What Is the Home Loan Situation? Which Banks Have Approved This Project?

When reputed banks like SBI, HDFC, ICICI, and Axis approve a project for home loans, it means their legal and technical teams have vetted the project. This is a meaningful quality signal.

Ask which banks have given project approval and whether the developer can share the approval letters. If a project has bank approvals, getting your home loan processed is significantly smoother. If it does not, you may find yourself scrambling for financing close to possession.

Question 7: What Is the Title of the Land? Is It Freehold or Leasehold?

This question is especially important for YEIDA and Greater Noida Authority plots and apartments, where a lot of land is on a leasehold basis from the authority rather than freehold.

Leasehold is not inherently bad, many excellent projects in Delhi and NCR are on leasehold land. But you need to know the terms. What is the lease period? What happens when it expires? Are there conditions on subletting or future sale?

Question 8: Has the Builder Mortgaged This Land or Project to Any Bank?

Builders often take construction loans by mortgaging the project land to banks. This is normal practice. But if the builder defaults on that loan, the bank can theoretically have a claim on the land, even if you have already paid for a flat on it.

Under RERA, builders are required to maintain an escrow account for each project and cannot divert buyer funds. But it is still worth asking whether there is any existing mortgage on the land, and what protections are in place for buyers if the builder faces financial stress.

Question 9: What Are the Floor Plans and Can I See the Layout of My Specific Unit?

Ask to see the actual floor plan of the unit you are booking, not just a sample layout. Check where the entrance is, how the natural light comes in, whether the bedrooms get direct ventilation, and where the utility areas are positioned.

Also check the orientation. In Noida's climate, a west-facing apartment will be significantly hotter in summer afternoons than a north or east-facing one. For a property you are buying to live in, this matters to your daily comfort for years.

Question 10: What Is the Exit Strategy? How Easy Is It to Resell This Property?

Even if you are buying as an end-user, always think about resale. Circumstances change. Jobs change. Family situations change. A property that is genuinely difficult to resell because of location, builder reputation, or legal complications will become a burden rather than an asset.

Ask: what is the demand like in the secondary market for this project and locality? Have units in this project been resold before? What were they resold at compared to the original price? Are there any restrictions on resale before possession or before a certain period?

A project with a healthy secondary market is one where you are never stuck.
