One budget. Three addresses. Three very different answers.
If you are hunting for the best areas to buy property in Greater Noida, the map quickly splits into three zones: Greater Noida West, the Sector 150 belt on the Noida-Greater Noida Expressway, and the Yamuna Expressway near the new airport. Each one sells a different promise. This guide lines them up using the projects on our own list and the public facts we could verify.
One note on scope. Sector 150 is in Noida, not Greater Noida, but buyers cross-shop it constantly, so it belongs in this comparison. The price ranges below come from our own project pages. They are not market averages.

Now the part a table cannot show: what each zone is actually betting on.
Greater Noida West: the township bet
Greater Noida West is the volume market. Business Today put the number of residents without metro access at over 5 lakh in July 2026, which tells you how big the population is and how much the missing metro matters.
Our project here is ATS HomeKraft Happy Trails, which our page describes as a 1,239-unit township on 8.59 acres in Sector 10, with 12 towers and 2 and 3 BHK homes. That gives you a big community, with the usual big-community trade-offs: more residents, more shared facilities and a larger society to manage.
The catch is the metro. As we covered in our Greater Noida Authority board meeting explainer, the Public Investment Board cleared the Greater Noida West corridor on 22 July 2026 according to Swarajya, and we found no report of Union Cabinet approval yet. A cleared board stage is not a running train.
Best for: families who want a large township, a lower entry price and can live with today's roads while the metro works through approvals.

Sector 150: the green, planned-sector bet
Our Eldeco Live By The Greens page describes Sector 150 as often called Noida's greenest sector, with 80% green cover and an adjoining 40-acre Shaheed Bhagat Singh Park. Treat the 80% as the project page's own claim and check it on site. Wikipedia's Aqua Line station list does put Sector 147 and Sector 148 stations on the existing line, so metro access is a real thing to measure, not a promise for later. The walking or auto distance from a tower gate to the nearest station is a number only you can check.
This is the widest budget spread of the three. Live By The Greens starts at ₹1.3 Cr, while Prateek Canary goes up to ₹7.38 Cr on our pages. Best for: end users who want an existing metro line, low-density layouts and a settled address, and who are willing to pay for planning and greenery.
Yamuna Expressway: the airport bet
This is the longest-horizon zone. Noida International Airport began commercial operations on 15 June 2026, with Phase I inaugurated on 28 March 2026 and a first IndiGo flight from Lucknow, according to Wikipedia. Its Phase I terminal is listed at a capacity of 12 million passengers a year.
Eldeco Echoes of Eden is our project on Sector 22D of the Yamuna Expressway. Our page describes it as a low-density enclave of 5 acres and 3 towers, about 17 km from the airport, with UP-RERA registration UPRERAPRJ125342. Prices run from ₹1.16 Cr to ₹2.2 Cr.

Best for: patient buyers with a long holding period, and those who want newer inventory nearer the airport.
So which one should you pick?
Here is the plain version, and it depends on you, not on us.
- If you want a metro today and a settled neighbourhood, start with Sector 150.
- If you want a bigger community at a lower entry price and can wait for the metro, start with Greater Noida West.
- If you have a long horizon and want to be near the airport, start with the Yamuna Expressway.

How to test any of the three on a weekday
A launch-day visit shows you the sample flat. A weekday visit shows you the neighbourhood. Whichever zone you pick, do this before you pay a token.
- Go at 9 am and 6 pm. Peak-hour traffic on the approach road is the real commute, not the number on the brochure.
- Measure the last mile. Time the trip from the tower gate to the nearest metro station or bus stop, and to the nearest market.
- Ask for the RERA number and verify it yourself on the UP RERA portal.
- Ask what maintenance is charged per square foot, and what it covers.

No. Sector 150 is in Noida, on the Noida-Greater Noida Expressway. We include it here because buyers routinely compare it with Greater Noida options.
Which zone is the cheapest on your list?
On our project pages, the lowest starting price is ₹1.16 Cr at Eldeco Echoes of Eden on the Yamuna Expressway, followed by ₹1.3 Cr at Eldeco Live By The Greens in Sector 150. These are our listings, not market-wide figures.
Is the Greater Noida West metro running yet?
No. The Public Investment Board cleared it on 22 July 2026 per Swarajya, and we found no report of Union Cabinet approval yet.
Is the Noida International Airport open?
Yes. Wikipedia lists its first commercial flight as 15 June 2026. Check current schedules before you plan around it.
