Plots Near Jewar Airport: The 4 Kinds of Plots Being Sold, and the Checklist for Each

Before you compare prices, know which of four kinds of plots near Jewar Airport you are being sold: YEIDA scheme plots, farmers' 7% plots, RERA townships or agricultural land. A checklist for each, with price data.

Search "plots near Jewar Airport" and you will find a wall of ads. Most of them never tell you which of four very different products they are actually selling.
That is the problem this checklist solves. Before you compare prices, sizes or "minutes from the airport", work out what kind of plot is in front of you. Each kind comes with its own paperwork, its own risks and its own checks.

Let us go through each.
Type 1: YEIDA scheme plots
These are residential plots YEIDA offers through its own schemes, usually allotted by draw. They are the cleanest title you can get near the airport, because the authority itself is the allotting party.
Checklist:
- Apply only through YEIDA's official channels. Read our explainer on the RPS10 plot scheme to see how a scheme works.
- Never pay a "confirmed allotment" fee to an agent. There is no such thing in a draw.
- Read the scheme brochure for the payment plan, cancellation terms and possession conditions.
- Remember that YEIDA land is allotted on lease. Read the lease deed terms, and check the current transfer rules with YEIDA before you plan a resale.
Type 2: Farmers' 7% developed plots
When YEIDA acquires or buys farmland, eligible farmers get a developed residential plot equal to 7% of their land. Many of these later reach the resale market.
This supply is growing. At its 93rd board meeting on 28 September 2026, YEIDA reported that reservation letters had been issued to 10,069 farmers and 4,978 plots had been planned across sectors, according to The Impressive Times and NCR Khabar. Checklist:
- Ask what stage the plot is at: reservation letter, allotment, lease deed executed, or possession given. A reservation letter is not a plot.
- Confirm the seller is the allottee named in YEIDA's records, or their legal heir with proper documents.
- Get YEIDA's written transfer permission before you pay the bulk of the price. Do not rely on a power of attorney or an agreement to sell alone.
- Check the sector has an approved layout and that the plot number exists on it.
- Clear all dues to the authority before transfer, and get that in writing.
Type 3: RERA-registered private plotted townships
These are gated plotted projects by private developers on approved land. They come with a UP RERA registration, which gives you a declared completion date and a regulator to complain to.
One example from our list: ATS Province D Olympia in Sector 22D, Yamuna Expressway. According to our project page, it has around 600 residential plots starting from about 1,350 sq ft, UP RERA registration UPRERAPRJ556048/03/2025, and a declared RERA completion date of March 2028.
Checklist:
- Search the RERA number on up-rera.in and match the project name, promoter and location.
- Read the declared completion date and quarterly progress on the RERA portal.
- Check what is included: internal roads, boundary wall, water, sewer and electricity.
- Read the agreement for what happens if the layout changes.
- Ask whether you can build immediately after possession, and what approvals your house plan will need.
Type 4: Agricultural land and farmhouse plots
This is where most of the trouble is. Farmland near the airport is often sold in small pieces with promises about "conversion" and "future sectors".
Checklist:
- Read the khatauni and confirm the seller's name and share.
- Check whether the land falls inside any area notified for acquisition by YEIDA or another body. If it does, you may be buying a compensation claim, not a plot.
- Ask whether a declaration under Section 80 of the UP Revenue Code, 2006 has been obtained for non-agricultural use, if you plan to build on it.
- Confirm there is a legal road access, not just a path through someone else's field.
- Check mutation after the sale deed.

What land near Jewar Airport is priced at
Two data points help you sanity-check any quote.
What YEIDA pays farmers. Under Master Plan Phase-1 in Gautam Buddh Nagar and Bulandshahr, YEIDA's land purchase rate is ₹4,558 per square metre (about ₹3,811 per sq yd, or roughly ₹423 per sq ft), and ₹4,037 per square metre including the expressway, with a 7% developed plot on top, as reported in September 2026.
What developed plots trade at. A RealX report by InvestoXpert Advisors, published by Construction World in March 2026, puts average plot prices on the Yamuna Expressway at ₹10,500 per sq ft in 2025, up from ₹1,650 in 2020. For Sector 22D plots, it reports ₹11,300 per sq ft in 2025.
The gap between those two numbers is the cost and value of approvals, roads, services and clear title. That gap is exactly why raw land sold as "almost a sector plot" is risky. You can pay a developed-plot price for something that is still farmland on paper.
Past price rises are not a promise of future ones.
Red flags in any "plot near Jewar Airport" ad
- "Airport facing" or "zero km from airport" with no sector or plot number.
- "Registry on the spot" for land that is still agricultural.
- Prices quoted per gaj without saying which of the four types it is.
- Pressure to pay a token today because "the authority rate is rising tomorrow".
