How do their sizes and density compare?

Prateek Canary gives us a clean number: 664 units on 12.55 acres. By our arithmetic, that is about 53 units per acre, spread across 9 towers.

For ATS Le Grandiose, our page gives the land area (18 to 20 acres) and the tower count (20+) but not the total number of units, so we cannot calculate the same density. What it does say is that the development is low-density with roughly 80% green open space and only 3 and 4 BHK large-format homes. Ask the ATS team for the unit count and the approved layout, and you can run the sum yourself.

The general point is worth remembering. "Low-density" is a marketing phrase until you divide units by acres.

What is the price gap, in rupees?

Le Grandiose starts at ₹1.95 Cr on our page, and Canary at ₹2.89 Cr. That is a difference of ₹0.94 Cr at the entry point. At the top end, ₹4.45 Cr versus ₹7.38 Cr, the gap is ₹2.93 Cr.

Canary's range is wider because it includes duplex penthouses, which Le Grandiose does not list. So the higher ceiling does not mean the same flat costs more. It means the range covers a larger variety of homes.

Which one has the better lifestyle features?

Le Grandiose leans on space and greenery. Our page mentions two dedicated clubhouses with swimming pools, and an amenity list that includes a kids' pool, a party hall and a cards room. Two clubhouses across 20+ towers can mean shorter walks for residents, though we would test that on site.

Canary leans on the golf angle. Our page describes a member-accessible 9-hole golf course, an adjoining 40-acre dedicated park, landscaped gardens and artificial lakes, and a grand clubhouse with a mini theatre and separate adult and kids' pools. The words "member-accessible" matter. Ask what membership costs, who is eligible, and whether it is included in the price or billed separately.

Ready to move or waiting? Check possession carefully

This is the most practical difference on our pages. Le Grandiose says ready to move with immediate possession. Our Canary page does not state a possession status, so ask the team for the current status and the RERA completion date.

  • Choose Le Grandiose if you want a lower entry price, a ready home you can walk through, and 3 or 4 BHK space without paying for a golf angle.
  • Choose Canary if the golf course and resort feel matter to you, you want the option of a duplex penthouse, and you are comfortable with the higher budget.

  • Ask both teams for the same documents. RERA certificate, approved layout, price sheet, payment plan, maintenance charges.

  • Take a lawyer or a trusted advisor along for the paper check. A second pair of eyes is cheap.
