Dwarka Expressway vs Yamuna Expressway: A 27.6 km City Road Against a 165 km Corridor, Compared on Facts

Dwarka Expressway vs Yamuna Expressway, side by side: road length, design, airports, published price data and tolls, with a clear answer on who should buy on which corridor.

One is 27.6 km long. The other is 165 km long. Comparing them like two similar roads is the first mistake buyers make.
Dwarka Expressway vs Yamuna Expressway is a debate plenty of NCR property buyers are having, and Google autocomplete shows people searching exactly that phrase. Most answers online are written by someone selling one side. This one puts both roads in the same table, using facts you can check, and then tells you who each corridor suits.
The short answer
Dwarka Expressway is a short, high-capacity urban road that ties Gurugram to Delhi and IGI Airport. Yamuna Expressway is a long intercity corridor from Greater Noida to Agra that now carries a brand new international airport at Jewar. One is a city that has already arrived. The other is a corridor that is still being built out. Both can be right, for different buyers.
Dwarka Expressway vs Yamuna Expressway: the roads themselves
| Fact | Dwarka Expressway | Yamuna Expressway |
|---|---|---|
| Length | 27.6 km (9.5 km Delhi, 18.1 km Haryana) | 165.5 km |
| Endpoints | Shiv Murti, Mahipalpur to Kherki Daula toll, Gurugram | Pari Chowk, Greater Noida to Kuberpur, Agra |
| Design | 16 lanes including an 8-lane elevated road and 8-lane service roads | 6 lanes, expandable to 8 |
| Opened | Haryana stretch March 2024, full route June 2025 | 9 August 2012 |
| Project cost | About ₹7,500 crore | About ₹12,839 crore |
| Official number | NH 248-BB | State expressway maintained for YEIDA |
| Airport link | IGI Airport, including a tunnel to Terminal 3 | Noida International Airport, Jewar |
Source: Wikipedia pages for both expressways.
The design difference tells the story. Dwarka Expressway is built like an urban spine with service roads, tunnels and elevated sections, because the city around it already exists. Yamuna Expressway is built for long-distance speed. Wikipedia lists a 100 km/h limit for cars, and it has major interchanges at Jewar, Tappal, Mathura and Khandauli.
Side by side: the airports
This is where the comparison changed in 2026.
- Dwarka Expressway connects to IGI, Delhi's main airport.
- Yamuna Expressway now has its own. Noida International Airport at Jewar was inaugurated on 28 March 2026 and started commercial flights on 15 June 2026, according to Wikipedia. Phase I is built for 12 million passengers a year on one 3,900 metre runway, with IndiGo and Akasa Air operating. It is designed to grow to 70 million passengers a year across later phases.
So both corridors now have an airport story. The difference is maturity. IGI is the anchor of an existing economy. Jewar is the anchor of one that is being built. If you want to know how busy Jewar actually is, our piece on whether Noida Airport is really empty looks at the early flight data.
Side by side: prices (read the caveat)
Here is what published reports say. They come from different research firms and different years, so they are not a perfect like-for-like comparison.
| Corridor | Earlier | Later | Change | Source |
|---|---|---|---|---|
| Dwarka Expressway, average | ₹5,359 per sq ft (2019) | ₹9,600+ per sq ft (H1 2024) | 79% | ANAROCK, via Business Today |
| Yamuna Expressway, apartments | ₹3,950 per sq ft (2020) | ₹10,200 per sq ft (2025) | 158.2% | InvestoXpert RealX, via Construction World |
| Yamuna Expressway, plots | ₹1,650 per sq ft (2020) | ₹10,500 per sq ft (2025) | 536.3% | InvestoXpert RealX, via Construction World |
Two honest takeaways.
First, Yamuna Expressway's percentage growth looks bigger partly because it started from a much lower base. Second, past growth tells you nothing guaranteed about the next five years. Anyone quoting you a "sure shot" appreciation figure for either corridor is guessing.
Side by side: what it costs to use the road
Tolls are part of the monthly budget on both corridors.
- On Dwarka Expressway, NHAI started tolling at the new Bijwasan plaza in November 2025. The Tribune reported that commuters would pay up to ₹220 one way.
- On Yamuna Expressway, the toll depends on how far you drive. Check the current plaza-wise rates before you budget for a daily commute.
If you will commute daily, ask whether there is a local monthly pass for your route before you buy.
Who Dwarka Expressway suits
- You work in Gurugram or west Delhi and want a short commute today, not in five years.
- You want a ready social infrastructure: schools, hospitals and retail that already exist.
- You are comfortable paying a higher entry price for that maturity.
Who Yamuna Expressway suits
- Your job is in Noida, Greater Noida or along the corridor, or you are betting on the airport, logistics and industrial jobs that YEIDA is planning. Our breakdown of the YEIDA 93rd board meeting shows how far along those plans really are.
- You want a plot to build on. YEIDA schemes and plotted townships make plots far easier to find here.
- You have a long horizon and can wait for the corridor to fill in.
Who should not buy on either corridor yet
Anyone stretching to their limit on an under-construction home with no backup plan if possession slips. Read our guide on ready-to-move versus under-construction before you decide.
Our view
For an end user working on the east side of NCR, comparing these two corridors is usually the wrong question. The real choice is between Yamuna Expressway and the closer Noida options. Our earlier comparison of Sector 150 Noida and Sector 22D Yamuna Expressway is a better starting point.
For an investor choosing between the two, it is a choice between buying maturity and buying runway. Neither is wrong. Overpaying is.
